May was a noticeably faster month than April inside ZIP 20007. Thirty-one homes traded across the area, with a median sold price of $2.13 million and an average just over $2.6 million. The typical home found a buyer in just over a week, and on average, sellers received 97.7 percent of their original asking price.
Nine of the 31 closings cleared above the original list price and six more landed exactly at it, meaning roughly half of May closings produced a sold-to-original ratio of 100 percent or better. That is a meaningful shift in tone from April. Inventory rebuilt at the same time: 62 homes are now actively listed and another 26 are either under contract or coming soon. Demand is broad, and so is choice.

Activity by Neighborhood
Activity in May was spread across eleven neighborhoods inside 20007. Georgetown anchored the month with 12 closings, 16 homes under contract, and 44 active listings. Glover Park was the pace leader, with five closings averaging just nine days on market and every sale clearing at or above the original asking price. Burleith, Wesley Heights, the Palisades, and Massachusetts Avenue Heights each contributed multiple closings across the $1.3 to $3 million range. Foxhall, Foxhall Village, Foxhall Crescent, Battery Kemble Place, and Hillandale rounded out the month at the edges of the ZIP code.

If you are selling. May rewarded sellers who priced inside the comparable set on day one. More than half of closings cleared at or above the original asking price, and the median listing found a buyer in eight days. Listings that came to market with an aspirational price still required a reduction and a longer marketing window, but the cost of the wait widened: the slowest 25 percent of closings averaged more than 100 days and landed around 88 percent of original.
If you are buying. May offered both speed and selection. Properties newly listed at credible pricing went under contract within the week, which means buyers need to be ready to write quickly when something fits. At the same time, the active pipeline above $2.5 million expanded materially: 36 properties are currently asking $2.5 million or more in 20007, against 14 May closings in that band. Selection at the upper end is the broadest it has been this spring.
How Quickly Homes Found Buyers
Of the 31 May closings, 14 went to contract within seven days and another five within two weeks. Nineteen homes, more than 60 percent of the month, traded in two weeks or less. At the other end of the curve, four homes took more than 90 days, generally listings that had been on the market through the winter and were repriced in the spring.
If you are selling. A correctly priced listing in 20007 is now closing inside the first week. That is the single most important data point for any owner planning a spring or early summer sale. Inventory is rebuilding, which means the window for a fast, confident sale is widest for the next 60 to 90 days.
If you are buying. When a new listing arrives at a credible number, the best time to see it is the first weekend. Waiting often means competing on a second offer or chasing a different home a price point higher.
How Close Sold Prices Came to Asking
May closings averaged 97.7 percent of the original list price. Nine closed above the original asking price, six at it, and 16 below. The above-asking sales clustered in the under-$2 million tier, where competition has been most pronounced. The largest discounts to original price all involved listings that had been on the market for more than two months.
If you are selling. Pricing accuracy on launch day continues to be the most reliable lever for protecting net proceeds. A 100 percent or better outcome is realistic this spring, but only if the launch number is defensible against the comparable set.
If you are buying. On homes with prior reductions, the comparable set is the right anchor for an offer. On homes with a fresh listing date and a credible price, the right anchor is the asking price plus an acknowledgment that competition is likely.
What Is Available Right Now
Sixty-two homes are actively listed in 20007 with an average asking price of $3.75 million and a median of $2.88 million. Inventory ranges from $1,195,000 to $17,750,000. Thirty-six of those listings are priced above $2.5 million, and 15 are priced above $4 million. Another 20 properties are under contract and six are coming soon, which means the active and near-active pipeline now stands at 88 properties across the ZIP code.
If you are selling. Owners in the $2.5 to $4 million band are entering the most competitive listing environment of the spring. Differentiated preparation, accurate pricing, and a coordinated marketing launch matter more this month than they did 60 days ago.
If you are buying. Selection in 20007 is currently as broad as it has been this year. The $2.5 to $4 million range in particular offers meaningful depth, and a number of higher-priced listings have been on the market long enough that there is room to negotiate on price and terms.
